PREPARING YOUR HOME FOR PHOTOS AND VIDEO
Preparing a home for photos is crucial, as it can significantly enhance the visual appeal of a space, making it more inviting to potential buyers.
A well-prepared home allows for optimal lighting and showcases the unique features of each room, drawing attention to its best attributes. By decluttering, rearranging furniture, and adding tasteful decor, homeowners can create an atmosphere that appears spacious and well-maintained.
Additionally, a clean and organized environment not only reflects care and attention but also helps potential buyers envision themselves living in the space.
1. Be prepared to leave the home for 1 hr for photos and 2 hrs for photos and video.
2. Stage any items that need to be hidden outside the powder room or bathroom. We’ll start with that space and then hide items in there.
3. Do not mop minutes prior to photographer arrival. Floors will take time to dry and slow down the process.
4. Remove all clutter. Visit new built show homes to see how the home should look for best results.
5. Remove extra / unnecessary furniture that can make a space look small.
6. Hide all garbage cans, tissue boxes, cell phone chargers and tv cords
7. Remove / Replace family pictures with artwork.
8. Turn on all ceiling lights and open all window blinds.
GENERAL POINTS
9. Close all windows.
10. Remove floor mats and runners. Area rugs are fine.
11. Turn off TV and computer screens.
12. Replace all burned out light bulbs - white light represents the wall colours better then warm light bulbs.
13. Put all shoes and jackets in closets. Do not leave any on hooks.
14. Remove all signs of pets. Hide water/food dishes, toys, cat trees, litter box.
15. Remove all floor fans, humidifiers and space heaters.
16. Hide any seasonal decor ex: Halloween, Christmas decorations.
Remove all items from coffee / side tables except for decorative items such as fresh flowers, artistic coffee table books.
Remove non decorative blankets from sofas/chairs.
Hide television remote.
Hide television cords, especially if it is wall mounted.
Turn on the gas fireplace.
LIVING ROOM / FAMILY ROOM
Clear off counters and island. Keep only minor decorations or high end counter appliances to make the space look best.
Remove all magnets from the fridge.
KITCHEN
Clean and wipe all appliances - Do not hide anything in the microwave or oven if they have glass doors.
Make all beds, use decorative pillows to brighten up the bed.
Remove all items from night stands except lamps and decorative items, such as floral arrangement or decorative books.
Remove all items from under the bed if it is not skirted.
BEDROOMS
Clear counters of all toiletries.
Remove bath mats, garbage cans & tissue boxes.
Remove items from the shower / bathtub.
Clean sinks and mirrors.
BATHROOMS
Remove all laundry items - hampers, soap, ironing board.
Empty machines if doors are see through.
Clean and wipe down appliances.
LAUNDRY ROOM
Park vehicles away from the house or in the garage.
Mow the grass, rake up leaves, pull weeds, and remove any dead vegetation.
Store outdoor trash / recycling bins - it is best to place them in the garage area or shed.
Freshen up landscaping.
Spread fresh mulch.
Remove trash, branches, leaves, etc.
Sweep outdoor space and walkways.
Remove debris, hose, and toys from the pool.
Store garden hoses and caddy.
Store toys, bikes, etc.
Remove and store BBQ cover.
Clean outdoor furniture.
Place pillows, umbrellas, etc., on outdoor furniture.
Store seasonal decor.
